- Presentation – First we focus on presentation. Making sure that your property is painted in the best possible light with the budget allocated is key to making your home stand out from the rest of the pack. We have an in house stager that will make design recommendations on both the inside and the outside of the home. Sometimes it’s moving things around to create a “flow” to the inside and sometimes it involves paint colors to make that smaller sized room appear larger. We make use of our full time crew that is dedicated to helping our clients and, because we keep them busy the better part of the year, the give us the absolute best prices.
- Photography – We hire a professional photographer who uses wide angle lenses and touches up photos when needed. This is a must in real estate
- Price – Once the presentation is in place we will review what the target price will be for your area. Price is important because if you price it too high in order to “test the market”, your property can become is “stale” listing and ultimately result in a price that is lower than what it should have been. Priced too low and you leave money on the table.
- Marketing – 85% of home buyers start their search online so we use every tool available to market your property to the widest audience of home buyers. We use syndication services to blast the listing out as many real estate portals as possible. Here are just a few of the techniques we use to market property online:

5. Qualified Leads – Getting your property marketed is only half the battle. We then have to make sure that interested parties are captured and are being followed up on. We leave no stone unturned. Here are our systems for this:
- Call center with guaranteed 30 min time of response during business hours (and often as much in non-business hours.
- Text for info signs (sends virtual tour to the phone or mobile device from the sign).
- QR codes (bar codes that directs people to the virtual tour from the front yard).
- database reports that alert any person that viewed the property (whether by mobile device, internet, or by phone) of any changes in price or incentive.
6. Closing – Once a buyer is procured we do instill a process to make sure that the best price is secured for you home. I am a certified negotiation expert that has participated in over 100 million in real estate transactions since 2004. We follow up each transaction with a daily list that includes checking buyers lenders, title reports and appraisals to make sure that everything is being processed in a timely manner. Part of our job is making sure that everyone else is doing theirs.
